Permit Drawing Services

Permit drawing services prepare the drawing set a building department reviews, to the code edition and amendments the jurisdiction has adopted, with the engineer or architect of record sealing where a seal is required. Our permit drawing services come with a free quote within 24 hours.

A permit set holds the sheets a building department reads

Filed with a permit application, a permit set is the group of sheets the building department reads before it issues the permit. Permit drawing services draft the architectural sheets, plus whichever structural, MEP and civil sheets the project calls for, each drawn from the design plus the markups the engineers return.

A permit set's requirements come from the building department

The building department sets a permit set's requirements. Which code edition applies, how amendments change it and what the submittal checklist asks the sheets to show are the jurisdiction's decisions, taken from the model code it adopted. Drafting follows the checklist and the adopted code as supplied with the project, and we do not research or interpret code.

So we ask for your jurisdiction's checklist and the adopted code with its amendments, whether that is the International Building Code (IBC), the International Residential Code (IRC) or both.

A permit set starts from the checklist, the adopted code and the design files

A permit set starts from the jurisdiction's checklist, the adopted code with its amendments and the design files listed below. Every condition on a sheet is taken from those files, because we draft from documents and do not inspect the site.

Architects and designers, general contractors and builders, homeowners and developers, and engineering firms all have permit sets drafted here.

01Your jurisdiction's submittal checklist.
02The adopted code edition and its local amendments.
03Your architect's drawings, plus each engineer's markups for their own discipline.
04A survey of the site, where the set includes a site plan.

The engineer or architect of record seals a permit set

The engineer or architect of record applies the seal to the set, wherever a seal is required. We draft the sheets and never seal them. How stamping is arranged for a project without a professional of record is set out in our terms.

The project team submits the permit set to the building department

The project team submits the set to the building department; we do not submit it or follow it up, because permit expediting is not offered. When the department sends corrections, the engineer or architect of record answers them in markups, and we revise the sheets from those markups.

A permit set reaches the jurisdiction once a lead has reviewed it

Each permit set passes three QA stages. Each stage has a different person: the drafter who drew the sheets, a second drafter who did not, and a lead who reviews the set last. Those checks cover the sheets, while the building department decides on approval, and we do not guarantee it.

FIXED BEFORE DRAFTINGIt's free to ask for the quote, the amount is fixed before drafting starts, and you pay only if you accept the quote.
For the factors behind a quote, read what a permit set costs.

Solar permits and the full construction set are separate jobs

A solar permit and the full construction document set are separate jobs from this one. A building department reviews only part of the full set, and that part is the permit set.
