Civil Drafting Services

Civil drafting services produce site plans, utility layouts, grading and drainage plans and site detail sheets from a survey and the civil engineer's design; the engineer designs and seals, and we draw. Send the survey and the engineer's markups, and our civil drafting services answer with a free quote within 24 hours.

A civil set carries four groups of sheets

Our civil drafting services produce four groups of sheets, each drafted from the survey and the civil engineer's design. Site plans with the parking layout come first, then utility plans for water, sewer, storm and electric routes. Grading and drainage plans, then erosion control and site details, complete the set.

SITE PLANS

Permit sets, as-builts and landscape work draw on a civil set

Planting, hardscape and irrigation plans belong to landscape drafting. Permit sets, as-builts and landscape work each draw on the civil sheets above.

As-builtIf you need a site recorded as it stands, as-built drawing services cover it.
For your building's own sheets on the same project, see our other drafting disciplines: architectural, structural and mechanical, electrical and plumbing (MEP).

Site design belongs to the civil engineer and the drawing to us

The civil engineer designs the site, including its utilities, grading and drainage, and seals the set where a seal is required. Our drafters draw the design as marked: a grade, a pipe run or a drainage route goes where the engineer put it, and nothing on our side recalculates or moves it.

!We don't survey the site either, so the survey comes from you.

If you're a civil engineer, you send the markups; a surveyor sends the survey and an architect the building footprint. A site contractor or developer sends whichever of these they hold.

A civil job opens with the survey and the engineer's design

Drafting begins with the survey and the civil engineer's design, in CAD, PDF or sketch form, plus the architect's footprint. Our team makes no site visit, so every existing condition on a sheet is read from the files sent to us. Sheets are drafted in AutoCAD or Revit, whichever the project requires.

FOOTPRINT03
Your architect's floor plan or building footprint, so the building sits correctly on the site.
REVISION04
Agency comments on an earlier submittal, when your set is a revision.

The civil engineer answers agency comments and we revise the sheets

Agency comments on a submitted civil set go to the civil engineer, who answers them in markups. We revise the affected sheets from those markups and return the set for resubmittal, and the same loop repeats for each round of comments.

Every civil set is reviewed by a lead last, before it is issued

A civil set passes three QA stages before it goes out. The drafter who drew it reads it first, a second drafter reads it next, and a lead gives it the final quality assurance and quality control (QA/QC) review. Unlimited revisions within the agreed scope stay open once the set is issued.
